Yes, foreigners can buy freehold property in designated areas across Dubai. There are no restrictions on foreign ownership in these areas, and the purchase process is straightforward with the help of a trusted real estate agent.

Dubai offers a tax-free environment, a growing economy, and world-class infrastructure. Foreign investors can buy freehold properties in certain designated areas, and property ownership provides long-term residency options. It’s a great destination for both end-users and investors.

The first step is to define your budget and property requirements. Once you’ve done that, you can browse our property listings or contact one of our agents. We will guide you through the entire process, from property selection to finalizing the deal.

When purchasing a property in Dubai, you’ll need to consider the following fees:

  • Dubai Land Department (DLD) fee: 4% of the property value.
  • Real estate agent commission: Typically 2%.
  • Transfer fee: Approximately AED 5,000 (varies depending on the property).
  • Mortgage registration fee (if applicable): 0.25% of the loan amount.

To purchase a property, you will need:

  • A valid passport (for foreign buyers).
  • Proof of residency (if applicable).
  • Signed sale agreement (Memorandum of Understanding or MOU).
  • Proof of payment for the property. If you're financing the property, the bank will also require proof of income and additional documents.

Listing your property with us is very simple. You have to fill in the form that we prepared for you on our homepage.

The process typically takes between 30 to 45 days from signing the Memorandum of Understanding (MOU) to final transfer, depending on the complexity of the deal and whether financing is involved.

Ejari is the official system for registering tenancy contracts in Dubai. It is mandatory for all rental agreements to be registered through Ejari to ensure that both tenants and landlords are protected under Dubai's rental laws. We will help you with the registration process.

To rent a property with Sunset Properties:

  • Browse our rental listings and schedule a viewing.
  • Once you’ve chosen a property, you’ll sign a tenancy contract.
  • Provide your Emirates ID, passport copy, and post-dated rent checks.
  • We will assist you in transferring utilities and setting up tenancy registration (Ejari).

You can renew your tenancy contract by contacting our property management team. Typically, you should notify us 90 days before the contract expires if you intend to renew. We will help you through the renewal process, including updating your Ejari registration.
